Site & Development Potential

Berlin’s Spandau district is one of the most sought-after residential areas in the west of the capital. Surrounded by extensive waterways, forests and well-established infrastructure, the location offers a high quality of life while remaining well connected to central Berlin. Shops, schools, day care cenrtes and a wide range of leisure and recreational facilities are all located in the immediate vicinity. Its proximity to Spandau’s historic old town and the Teufelsbruch nature reserve, combined with excellent public transport and road connections, further strengthens the location’s long-term appeal. At the same time, the Havelmarina development will make an important contribution to the revitalisation of a former industrial site, creating new homes in one of Germany’s most dynamic metropolitan regions.

Architecture & Usage Concept

The neighbourhood was designed as a diverse residential complex comprising a total of 96 residential units. The development concept combines 66 detached houses with 30 owner-occupied flats in several blocks of flats, thereby creating a balanced mix of accommodation for families, couples and owner-occupiers. The open-plan layout, generous open spaces and the immediate waterfront location define the character of the neighbourhood. Modern architecture, functional floor plans and high-quality outdoor facilities come together to form a contemporary concept that harmoniously combines urban living with recreation close to nature.
